Commercial premises eligible for the subsidy for local shops. Programme entitled "Revitalization of the commercial arteries of the first districts". The application concerns Component 3 - Revitalization and development of local shops.

This component of the program provides financial assistance to new tenants or owner-occupiers of VACANTS spaces located in commercial and mixed buildings. The objective is to stimulate the economic vitality and revitalization of the corresponding territory by increasing the number of local shops.

For this component, the vacant space of an eligible building must be located:

Fusey Street: to Saint-Laurent Street
Boulevard Sainte-Madeleine: between Rue Saint-Laurent and Rue La Madone.
The premises must be vacant and the rental is for a minimum of 3 years.
The calculation of the subsidy is based on the "application for financial assistance" and on the filing of a "rental offer" for a space in a building eligible for the occupation of a local business.

Grant applications are processed on an on-arrival basis until funds allocated to the program are exhausted.

The tenant cannot begin the occupation of a local business covered by the subsidy until it is approved. All applications must be submitted to the City Council, which is held approximately every 2 to 3 weeks, depending on the time of year.

The grant is based on the area of occupancy and related costs, up to a maximum of $20,000. The cost of eligible related occupancy expenses is 50% refundable, but cannot exceed 10% of the occupancy grant amount.

The amount of the subsidy relating to the occupation is:

$3 per ft2 = for a gross rental price of less than $6 ft2;
$4 per ft2 = for a gross rental price of $6 to $9.99 ft2;
$6 per ft2 = for a gross rental price of $10 ft2 and more.
The total amount of the grant is distributed as follows:

Beginning of the 1st year of occupancy: 50% of the amount of the subsidy following the signing of the commitment and occupation of the vacant premises;
+ related costs (e.g. plan) (50% for maximum 10% of the subsidy amount for the occupation)

Start of the 2nd year of occupancy: 25% of the grant amount

Start of the 3rd year of occupancy: 25% of the grant amount

Regulations in force and financial assistance forms to be completed on file.

Fees payable for the opening of a file - $100.00.

Fee payable for the administration and follow-up of the file resulting from an accepted application is $300.00.

Municipal and school taxes, heating/electricity, building insurance, snow removal, parking, costs related to structural repairs.

EXCLUSIONS
Rental liability insurance, business tax, maintenance of the interior room, leasehold improvements, GST/QST, outdoor signage available (3X4) feet - display at the tenant's expense.
